Position Overview:

The Director of Store Planning & Development position is responsible for all facets of PXG’s International retail store expansion strategy.  This position will be responsible for strategy development in conjunction with the country team as well as execution, encompassing all tasks and responsibilities related to site analysis, site selection, design and construction (development).  As an integral role within PXG, this position will report to PXG’s VP of Store Planning & Development and collaborate with in-country team members on strategic planning, implementation timelines, organizational readiness, and execution of PXG’s International store development plan.

The Director of International Store Planning & Development will collaborate with both in-country team members as well as external partners dedicated to real estate site selection and acquisition, retail store design, architectural services, construction, and IT initiatives.   

Position Responsibilities:

  • Creates store planning & development strategy in collaboration with PXG’s store planning & development leadership based on key markets, population density, demographics, private golf courses, and retail competitors
  • Effectively collaborates with local real estate brokers or real estate consultants on specific site locations, LOI’s, tenant improvement allowances and lease terms and conditions
  • Develops pro-forma P&L’s to evaluate breakeven revenue requirements and profitability scenarios (ROI)
  • Works with real estate attorneys on lease negotiations and key components of lease (business items)
  • Leads the overall design and planning initiatives in conjunction with Domestic project design partner and reviews with leadership/ownership for approval on floorplans and design standards
  • Provides/acquires conceptual and pre-construction estimates for new projects and manages expenditures within project budget and scope in partnership with in-country Store Planning & Development Manager
  • Assists in predevelopment due diligence (i.e. zoning ordinances, governmental & environmental agencies, and site plans)
  • Develops store-specific budgets and manages throughout, inclusive of cash flow projections
  • Manages Domestic project team consisting of architect, design team, real estate broker and other partners and collaborates with in-country manager and partners
  • Works in collaboration with project team members to ensure architectural plans are accurate and effectively cover the project’s scope of work
  • Evaluates bid proposals and quotes to identify and implement cost savings initiatives (value engineering) and ensures all costs are vetted and in line with historical expenses
  • Manages and executes construction schedule and deliverables in conjunction with general contractor
  • Manages all phases of store development projects from pre-construction through project completion
  • Works closely with other PXG cross-functional teams, including Fitting Operations and Marketing to ensure strong coordination with a focus on project milestones and schedules to deliver projects on time and on-budget
  • Leads weekly project team conference calls to monitor project status, timelines, identify challenges and evaluate solutions, review costs and establish ongoing priorities and deliverables
  • Communicates and reports the status of all projects, inclusive of timelines, to Senior Management and cross-functional leadership via steering committee meetings and status reports
  • Monitors the schedule to demonstrate the overall project sequencing and supporting workflow with support from the project superintendent 
  • In conjunction with in-country resources, reviews and processes all proposals/quotes, requests/manages purchase orders, evaluates and administers change orders and processes/approves all invoices in partnership with the Finance team
  • Reviews and approves construction draw requirements and payments
  • Works with contractors to ensure all required permits and municipal approvals are obtained
  • Works with the legal team and YAM management to ensure all business licenses, tax certifications and insurance are obtained to eliminate any risk to scheduled store opening 
  • Establishes best practices and incorporates key learnings in-store development strategy
  • Works collaboratively with landlord, operations director and project superintendent on utilities transitions and adherence to property guidelines and standards
  • Oversees project punch list and closeout in partnership with Int’l in-country manager
  • Documents final project construction expenses, in conjunction with lien waivers, to apply for tenant improvement allowance reimbursement as defined by project lease
  • Ensures appropriate processes and procedures are set forth to comply with lease terms such as monthly sales reporting requirements and/or audit compliance


  • Bachelor’s Degree preferred
  • Minimum of 5 years experience in real estate and store construction
  • Knowledge of construction and ability to interpret architectural plans a plus
  • Experience championing a project from acquisition to completion
  • Experience leading and managing a diverse project team - design, architectural, engineering and construction 
  • Proven ability of successfully managing a variety of projects and achieving established timelines
  • Ability to develop project budgets, plans and corresponding timelines
  • Outstanding written and oral communication and negotiation skills
  • Excellent organizational and time-management skills
  • A high degree of proficiency with Microsoft Office (Word, Excel & PowerPoint)
  • Adept at problem-solving and creative thinking
  • Ability to work in a fast-paced environment with limited supervision
  • Highly motivated and self-starter, able to take charge and make good decisions


  • Director of International Store Planning & Development will travel up to 35% of the time or as required to perform responsibilities, including Internationally
